We are full members of the BRE EPC scheme whose members are authorised by an agreement between the British Research Establishment (BRE) and the Scottish Building Standards Agency to produce Energy Performance Certificates in Scotland.
What are Energy Performance Certificates?
Energy Performance Certificates give energy ratings for homes similar to the energy ratings provided on domestic appliances. They outline the cost of energy use in the home, such as heating, hot water, lighting and ventilation, and make recommendations for energy saving. Purchasers and tenants can compare properties to see which are more energy efficient. To view a sample report follow this link to the Scottish Building Standards Agency website.
Why are Energy Performance Certificates required?
On 4 January 2003 the EU Directive on the Energy Performance of Buildings came into force. One of the requirements of the Directive is the introduction of Energy Performance Certificates that must be made available whenever a property is constructed, rented or sold.
In Scotland, Energy Performance Certificates are required from the following dates:
- New-build properties - 1 May 2007
- Properties put up for sale - 1 December 2008
- Rental properties - 4 January 2009
What does the property survey involve?
The survey will take around 45 mins. depending on the size of the property. It is non-intrusive, meaning there will be no disturbance to the fabric of the property. For example, no drilling or removal of fixed panels will take place. Our energy assessor will: -
- Take detailed measurements of the property;
- Collect data to help establish the age and construction of the original building and any extensions;
- Where necessary and access allows, inspect the roof space to identify and measure any insulation present;
- Collect detailed information on the heating systems, lighting, ventilation and glazing within the property;
